About Our Crown Service

The chimney crown is the concrete or mortar slab at the top of the chimney that surrounds the flue tiles and sheds water away from the masonry below. When the crown fails — and on Maryland chimneys built before 1995, most have failed or are failing — water flows directly into the chimney walls, into the smoke chamber, and onto the smoke shelf and damper. Crown failure is the single most common cause of expensive chimney damage we see across Maryland, and proper crown repair is the highest-leverage maintenance dollar a homeowner can spend.

Most original Maryland chimney crowns were built from leftover mortar mix poured flat across the top of the chimney. Mortar is not a waterproof material. Within ten to fifteen years of Maryland freeze-thaw cycles, hairline cracks open. Water gets in, freezes, expands, and widens those cracks every winter. Within twenty-five years, most original mortar crowns are crumbling at the edges, missing chunks at the corners, and letting water run unchecked into the chimney chase. The water dissolves mortar joints between the flue tiles, rusts the steel damper assembly, spalls the smoke chamber parging, and eventually causes structural damage to the brickwork itself. By the time water shows up at a ceiling stain inside the house, the chimney has been leaking for years.

We perform three categories of crown repair. CrownCoat is a flexible elastomeric coating applied over an existing intact crown that has developed hairline cracks but is otherwise structurally sound. It seals existing cracks, bridges small gaps, and stays flexible through freeze-thaw cycles. Carries a 15-year warranty when applied correctly. A full crown rebuild is required when the existing crown is structurally compromised, missing material, or was built without proper overhang and drip edge. We tear out the failed crown to the chimney shoulders, install stainless steel mesh reinforcement, form a code-spec 2-inch overhang with drip kerf, leave the required bond break at each flue tile, and pour 4,000+ PSI fiber-reinforced concrete. The rebuild lasts forty to sixty years. For chimneys where we cannot pour in place, we install pre-cast concrete crowns custom-sized to the chimney dimensions.

Every crown repair we do follows NFPA 211 and the latest IRC requirements: minimum 2-inch projection beyond the masonry on all sides, drip kerf cut on the underside of the projection, bond break at the flue tile so the crown can flex independently, slope away from the flue at minimum 3 inches per foot, and joint sealant rated for high-temperature flue contact. We are not pouring a slab of mortar. We are installing a long-term water management system that keeps water out of every dollar of chimney structure below it.

Demolition or Surface Prep

For rebuilds we remove the failed crown to the chimney shoulders. For CrownCoat we power-wash and pre-treat hairline cracks. Flue tiles are protected throughout.

Forming, Pouring & Curing

Forms set the overhang and drip edge. Stainless mesh installed. Fiber-reinforced concrete poured, troweled to proper slope, and cured under wet burlap for 48 hours minimum.

Cap & Waterproofing Coordination

We coordinate the new cap installation and any ChimneySaver waterproofing in the same mobilization, register warranties in your name, and provide a written completion report.
