The most common chimney masonry job is tuckpointing — removing failed mortar from joints and replacing it with fresh mortar matched to the original color and profile. Failed joints let water into the chimney, weaken the structural bond between bricks, and accelerate every other form of damage. We grind out failed joints to a minimum depth of 3/4 inch, brush clean, dampen, and re-tuck with Type N or Type S mortar depending on exposure, then tool the joints to match the original profile. For pre-1930 chimneys built with lime-rich mortar, we use historically appropriate mortar mixes that flex with the masonry rather than overpowering it.
Spalled brick replacement is the next step up. When freeze-thaw cycles have caused the outer face of bricks to flake off, the underlying brick is exposed and absorbs water rapidly. We carefully remove the damaged bricks, source matching bricks (often from architectural salvage for historic homes), and re-set them with proper bond pattern, mortar mix, and joint profile. For chimneys with localized damage, this is far less expensive than a partial rebuild while still restoring the masonry envelope.
Partial and full rebuilds are required when structural integrity is compromised. A partial rebuild — taking down the chimney to a sound course of brick above the roofline and rebuilding to the new crown — addresses chimneys that have suffered crown failure followed by years of water damage to the upper courses. A full rebuild from the firebox up addresses chimneys that have leaned, separated from the house, or suffered fire damage throughout. We coordinate with structural engineers on rebuilds where required, install new code-compliant flue tiles and liners as part of the rebuild, and integrate new crown, cap, and waterproofing into the finished product. Crown repair is the highest-leverage chimney repair dollar a homeowner can spend. The crown is the slab at the top that sheds water away from the chimney masonry. When the crown fails, water flows directly into the chimney chase, damaging every component below. Fixing the crown stops the damage at its source.
CrownCoat is a flexible elastomeric coating applied over an existing intact crown with hairline cracks. It seals the cracks, stays flexible through freeze-thaw, and carries a 15-year warranty. ChimneySaver is a vapor-permeable masonry repellent. It lines each masonry pore with a hydrophobic chemistry that beads liquid water on contact while still allowing water vapor to pass through in either direction. Silicone sealers and paint coatings trap vapor inside the masonry, and the first freeze after application spalls every brick that had moisture inside. ChimneySaver is the right category. Silicone is wrong.

Most chimney leaks are flashing leaks, and most flashing leaks are misdiagnosed. Tar patches are stopgaps that fail within 2-4 winters. Proper flashing lasts the life of the roof.
