About Our Masonry Service

When the masonry itself fails — not just the crown, not just the liner, but the bricks and mortar that make up the chimney structure — you need a mason who understands how chimneys actually work. Eagle Chimney Service performs the full range of chimney masonry repair across Maryland and DC, from minor tuckpointing on a single failed joint to full structural rebuilds of chimneys leaning away from the house. Every repair follows NFPA 211 and IRC standards for chimney construction, with code-compliant flue clearances and proper integration of new work with existing structure.

The most common chimney masonry job is tuckpointing — removing failed mortar from joints and replacing it with fresh mortar matched to the original color and profile. Failed joints let water into the chimney, weaken the structural bond between bricks, and accelerate every other form of damage. We grind out failed joints to a minimum depth of 3/4 inch, brush clean, dampen, and re-tuck with Type N or Type S mortar depending on exposure, then tool the joints to match the original profile. For pre-1930 chimneys built with lime-rich mortar, we use historically appropriate mortar mixes that flex with the masonry rather than overpowering it.

Spalled brick replacement is the next step up. When freeze-thaw cycles have caused the outer face of bricks to flake off, the underlying brick is exposed and absorbs water rapidly. We carefully remove the damaged bricks, source matching bricks (often from architectural salvage for historic homes), and re-set them with proper bond pattern, mortar mix, and joint profile. For chimneys with localized damage, this is far less expensive than a partial rebuild while still restoring the masonry envelope.

Partial and full rebuilds are required when structural integrity is compromised. A partial rebuild — taking down the chimney to a sound course of brick above the roofline and rebuilding to the new crown — addresses chimneys that have suffered crown failure followed by years of water damage to the upper courses. A full rebuild from the firebox up addresses chimneys that have leaned, separated from the house, or suffered fire damage throughout. We coordinate with structural engineers on rebuilds where required, install new code-compliant flue tiles and liners as part of the rebuild, and integrate new crown, cap, and waterproofing into the finished product. For historic homes in Maryland's many landmark districts, our masons match original brick coursing, mortar joint profiles, and color so the finished work is consistent with the original construction.

What to Expect

Our straightforward process from first call to job completion.

1

Structural Assessment

We climb the chimney, photograph all four sides at every elevation, test loose masonry, and document conditions. For lean or settlement issues we coordinate with structural engineers.

2

Detailed Scope & Quote

Whether tuckpointing 20 joints or rebuilding 8 feet of chimney, we provide a fixed-price written scope including materials, brick source, mortar mix, joint profile, and integrated crown/cap/waterproofing where applicable.

3

Site Protection & Setup

Roof protection, ground tarps, and dust controls are set up. Scaffolding installed for jobs requiring extended work at height. Adjacent landscaping and gutters protected.

4

Masonry Work

Joints ground out, bricks removed, new bricks set with matching mortar, joints tooled to historic profile. Work proceeds in proper coursing with structural integrity maintained throughout.

5

Integration & Cleanup

New crown, cap, flashing, and waterproofing integrated into the finished masonry. All debris removed. Final photo documentation and written workmanship warranty provided.

Frequently Asked Questions

Quick answers to common chimney questions.

Warning signs include cracks in the crown, crumbling material at the crown edges, spalled or flaking brick faces, missing mortar joints, efflorescence (white salt deposits) on exterior brick, water stains inside the house adjacent to the chimney, rust on the damper, and any visible lean or step crack in the chimney structure. Most repairs are far less expensive caught early.

Crown repair is the highest-leverage chimney repair dollar a homeowner can spend. The crown is the slab at the top that sheds water away from the chimney masonry. When the crown fails, water flows directly into the chimney chase, damaging every component below. Fixing the crown stops the damage at its source.

CrownCoat is a flexible elastomeric coating applied over an existing intact crown with hairline cracks. It seals the cracks, stays flexible through freeze-thaw, and carries a 15-year warranty. A full rebuild is required when the crown is structurally compromised, missing material, or was built without proper overhang and drip edge. Rebuilds use poured concrete with mesh reinforcement and last 40-60 years.

ChimneySaver is a vapor-permeable masonry repellent. It lines each masonry pore with a hydrophobic chemistry that beads liquid water on contact while still allowing water vapor to pass through in either direction. Silicone sealers and paint coatings trap vapor inside the masonry, and the first freeze after application spalls every brick that had moisture inside. ChimneySaver is the right category. Silicone is wrong.

Almost certainly yes. An uncapped flue lets rain, snow, animals, embers, and downdrafts into the chimney. Once water enters the flue, it dissolves mortar between clay tiles, rusts the damper, and spalls the smoke chamber. A $400 stainless cap installed today routinely prevents $4,000 in liner damage three winters from now.

Most chimney leaks are flashing leaks, and most flashing leaks are misdiagnosed. We diagnose root cause (hose test, attic inspection, photo documentation), then rebuild step and counter flashing properly with ice and water shield underneath. Tar patches are stopgaps that fail within 2-4 winters. Proper flashing lasts the life of the roof.

Tuckpointing failed mortar joints runs $450-$2,495 depending on linear footage and access. We grind out failed joints to a minimum depth of 3/4 inch, brush clean, dampen, and re-tuck with Type N or Type S mortar matched to the original color and profile. Historic chimneys with lime-rich joints use historically appropriate mixes.

A cricket (also called a saddle) is a small peaked structure built on the upslope side of the chimney to divert water and snow around it. The IRC requires a cricket on any chimney wider than 30 inches measured perpendicular to the roof slope. Many older Maryland chimneys lack crickets and suffer chronic upslope leaks as a result.
