Chimney Waterproofing in Maryland
ChimneySaver vapor-permeable masonry waterproofing — 10-year warranty. Stops freeze-thaw spalling without trapping water in the brick. Never use silicone sealers on a chimney.

About Our Waterproofing Service
Masonry chimneys absorb water. Brick, mortar, and stone are porous materials, and Maryland's freeze-thaw climate cycles that water through the masonry forty to sixty times every winter. Each freeze expands the trapped water by 9% and pries the brick face apart from the inside. Within fifteen to twenty-five years of unprotected exposure, original brick faces start spalling — the outer face flakes off, exposing soft inner brick that absorbs even more water and fails even faster. The single most cost-effective intervention to break this cycle is professional waterproofing with the right material applied correctly.
There is exactly one right category of chimney waterproofing material: vapor-permeable, water-repellent masonry sealers. The leading product is ChimneySaver by SaverSystems, which we apply across Maryland and DC with a 10-year written warranty. ChimneySaver and similar products work by penetrating into the masonry pores and lining each pore with a hydrophobic chemistry. Water beads up on contact and runs off, but water vapor can still pass through in either direction. That vapor-permeability is critical — it means moisture already inside the masonry can escape rather than being trapped, and it means the brick continues to breathe normally year-round.
The wrong category is everything else. Silicone sealers, paint, and waterproof film coatings all trap water vapor inside the masonry. The first freeze after application will spall the face off every brick that had moisture inside when the coating went on. We see homeowners every year whose chimneys spalled catastrophically because a well-meaning contractor or a hardware-store DIY product sealed the brick with silicone or paint. If your chimney has been coated with anything shiny, anything that beads water dramatically and uniformly, or anything labeled as a sealer rather than a repellent, the chimney needs to be evaluated before more damage occurs.
Proper application is as important as the material. ChimneySaver must be applied at the manufacturer-specified saturation rate (typically 100 square feet per gallon on average brick), in two coats, wet-on-wet, with the brick clean and dry and the air temperature above 50°F. We mask the cap, flue tiles, and any non-masonry trim, pre-treat efflorescence and biological growth where present, and apply with low-pressure spray equipment for even saturation. The result is invisible — the masonry looks the same — but water beads off rather than soaking in for the next decade-plus, and the 10-year warranty backs that performance in writing.

What to Expect
Our straightforward process from first call to job completion.
On-Site Masonry Assessment
We climb the chimney, photograph all four sides, identify spalling, efflorescence, growth, prior coatings, and joint condition. Some chimneys need repointing or brick replacement before waterproofing.
Pre-Treatment
Efflorescence is brushed and neutralized. Biological growth is treated. Open joints are repointed. The chimney must be clean and dry before product application.
Masking & Setup
Cap, flue tile tops, copings, and any non-masonry trim are masked. Drop cloths protect the roof, gutters, and nearby surfaces from overspray.
Two-Coat Application
ChimneySaver is applied wet-on-wet at the manufacturer-specified saturation rate using low-pressure spray equipment. Coverage is uniform on all exposed masonry surfaces.
Warranty Registration
Application is documented with photos and product batch numbers. The 10-year written warranty is registered in your name and emailed before we leave the property.
