Chimney Waterproofing in Maryland

Masonry chimneys absorb water. Brick, mortar, and stone are porous materials, and Maryland's freeze-thaw climate cycles that water through the masonry forty to sixty times every winter. Each freeze expands the trapped water by 9% and pries the brick face apart from the inside. Within fifteen to twenty-five years of unprotected exposure, original brick faces start spalling — the outer face flakes off, exposing soft inner brick that absorbs even more water and fails even faster. The single most cost-effective intervention to break this cycle is professional waterproofing with the right material applied correctly.

There is exactly one right category of chimney waterproofing material: vapor-permeable, water-repellent masonry sealers. The wrong category is everything else. Silicone sealers, paint, and waterproof film coatings all trap water vapor inside the masonry. The first freeze after application will spall the face off every brick that had moisture inside when the coating went on. We see homeowners every year whose chimneys spalled catastrophically because a well-meaning contractor or a hardware-store DIY product sealed the brick with silicone or paint. Proper application is as important as the material.
